  • Smart Living
    Smart Living functions include:
    1. A digital platform allowing each household to submit service requests, upload photos and receive updates in real time.
    2. Enhanced security — residents can remotely open entrance barriers to allow guests access to or from the village.
     3. Smart monitoring of utilities and resource consumption through data analytics, aimed at saving both natural resources and residents’ costs.

    Smart meters help identify the source of abnormal readings, issue alerts about critical indoor temperatures (e.g. below 5 °C or above 25 °C), and provide weather warnings (snow, storm, black ice, etc.).
    Residents also receive timely notifications from the management company about planned or emergency interruptions to water, electricity or Internet, as well as other important community updates.
  • Maintenance
    Daily maintenance includes:
    – upkeep and cleaning of public roads, landscaping, repairs, grass cutting;
    – maintenance of local attractions and walking trails within the community.

    Technical maintenance covers:
    – installation, operation and repair of public lighting (including electricity costs);
    – operation and upgrade of the barrier gate system;
    – operation and upgrade of the video surveillance network;
    – maintenance of the internal power distribution system;
    – servicing, maintenance and disinfection of water supply and sewage networks;
    – maintenance and modernisation of the optical Internet network;
    – administrative and operational expenses.

    The current monthly maintenance fee for each property, covering the services listed above, is €100 + VAT.

    Service management includes:
    – coordination of utility services and contracts with providers;
    – organisation of waste collection and disposal;
    – electricity supply;
    – water supply and wastewater management;
    – organisation and supervision of security services.

    The management company also coordinates subcontracted work ordered by residents:
    – seasonal maintenance (grass cutting, snow removal);
    – plumbing, electrical and heating system services;
    – cleaning and domestic assistance;
    – individual services upon request (e.g. grocery delivery, private transfers, etc.);
    – emergency response and general day-to-day support.
  • Internet
    Each property in Amatciems is connected via a fibre-optic cable using FTTH (Fibre to the Home) technology.
    This ensures residents enjoy guaranteed high-speed, stable access to both local and international Internet resources without compromise. general day-to-day support.
  • Water Supply
    Water quality is regularly tested, and disinfection is performed using hydrogen peroxide, which naturally decomposes into water and oxygen.
    To maintain the ecological balance of ponds, installation of private water systems (deep wells or boreholes) is prohibited.
    Each household’s water usage is measured individually by a consumption meter.
  • Sewage
    Wastewater is directed to municipal treatment facilities located outside the Amatciems territory.
    Installation of private domestic wastewater treatment systems on individual plots is not permitted.
  • Waste Management
    Waste collection is carried out by a licensed contractor for a service fee.
    Sorted recyclable waste can be disposed of free of charge in designated containers.
    Residents must not create waste piles or store unsightly materials on their plots.
    Burning of construction or other waste — including fallen leaves or grass — is strictly prohibited.
  • Pets
    Residents may keep dogs, cats and other small pets traditionally regarded as household animals.
    Out of respect for neighbours and guests, dogs may roam freely only within the fenced area of their owner’s property.
    To allow wildlife to move freely and to preserve peace, dogs must remain indoors at night or when not under direct supervision.

    Keeping dogs on chains is not permitted. Owners must ensure their pets do not cross property boundaries — through training or the use of an invisible electronic fence (a collar delivering a harmless impulse when the animal reaches the perimeter).
    Outside private property, dogs must always be kept on a lead.

    Pet owners must vaccinate their animals according to Latvian veterinary requirements.
    Wildlife should be treated with care and disturbed as little as possible.
  • Public Order
    To preserve peace and quiet across Amatciems, any activities that disturb public order, offend others, or cause discomfort to neighbouring residents are strictly prohibited — including events and picnics held outside the home.

    Out of respect for residents spending weekends or holidays in Amatciems, the use of noisy mechanical equipment (lawnmowers, drills, power tools, etc.) is not allowed before 09:00 or after 21:00.
    Playing loud music outdoors or in vehicles is also prohibited if it disturbs neighbouring properties.

    Fireworks and pyrotechnics are not permitted, except for official community events organised by the management company in designated areas.
  • Use of Water Bodies
    Fishing is among the most popular leisure activities in Amatciems.
    Individual fishing is allowed in one’s own pond or in ponds jointly owned by several residents; commercial fishing is forbidden.

    To maintain tranquillity, the use of motorised watercraft is prohibited on all ponds — both shared and private — except for electric boats.
    Rowing and pedalling boats are permitted, though residents must not use another owner’s shoreline without permission.

    In shared ponds, installation of heat pump systems is not allowed.
    Stationary amusement structures or artificial public-use elements in ponds are likewise prohibited.
